That takes time, so responses are slower than they need to be. The frustrating part is that most of these questions come up again and again, and the answers already sit in those tools. Case 1 · iqbi × Chainels: continuous consumption insight for the resident

The integration removes two practical hurdles at once. The first is consent: reading energy data automatically requires the resident's authorisation. The same consent and data stream from the previous case come into play again here. The consent the resident gave in Chainels is automatically recorded in Wunderbricks, after which iqbi's utility data becomes directly available within the platform. That data can then be used not only for the service-charge settlement, but also for reporting, insights and other property processes. The settlement is just one application of the same integrated data stream. The figures come in at building and unit level, from sub-meters and main meters up to real time, and flow straight into the Wunderbricks service-charge module, with no retyping.

Collecting, validating and correcting the meter readings happens at iqbi; Wunderbricks receives the clean, validated data and processes it automatically in the settlement. With figures coming straight from the source, the settlement becomes faster, more transparent and less error-prone.

These questions around service-charges are increasingly getting out of hand, with the Dutch Rent Tribunal (Huurcommissie) sharing the number of service-charge case disputes increasing by more than 60% in 2023 to over 3,800 and climbed further to 4,100 in 2024. A resident who asks why the statement is higher and which items it includes gets a factual answer from ASK straight away. It combines the utility data from iqbi with the statement and the underlying items from Wunderbricks to explain in simple language how the amount is built up, at the moment the resident asks, instead of weeks later through a formal complaint.
