The New Wiring: How MCP Gives AI the Keys to Your Building

Your building's tech stack shouldn't be so fragmented. PMS, ERP, access control, utility platforms. It feels like it's never-ending. Work is duplicated, data is siloed, and teams operate with blind spots. Students feel it too, bouncing between multiple apps for simple tasks and getting inconsistent experiences. The industry is beginning to look at AI to solve this.

For years, AI in student housing has meant chatbots. Useful, yes, but limited. They answer questions. They do not do things. The real shift happens when AI moves from reactive to agentic, when it can reach across your systems, understand context, and take action on behalf of your team and your residents. This shift is now underway, and it's being powered by something called the Model Context Protocol (MCP).

What is MCP?

Think of MCP as a universal standard that lets AI agents plug into any system through one protocol, rather than building custom connections for each tool. It's often described as "USB-C for AI." Before MCP, connecting an AI agent to your PMS required one integration. Your maintenance platform, another. Access control, another. Each was expensive, brittle, and hard to maintain. Each new connection only deepening fragmentation. MCP replaces that tangle with a single, open standard.

Launched by Anthropic in late 2024, MCP has since been adopted by OpenAI and Google DeepMind, and governance has moved to the Linux Foundation. Gartner predicts 50% of integration platform vendors will adopt MCP by 2026. This is more than a niche experiment. It will become the foundational infrastructure for how AI integrates with the systems across your tech stack.

But here's what matters most for our sector: MCP is the enabling layer that makes AI agents truly operational. Without it, AI is a clever assistant that can talk. With it, AI becomes a teammate that can act.

For the Operator: Bridging Silos, Working Faster

Operators today run on fragmented stacks. Leasing, maintenance, access control, utilities, payments, communications. Each holds its own data, its own logic, and its own version of the truth. Important decisions are made with incomplete pictures.

MCP changes this by giving AI agents a standardised way to reach into each of these systems simultaneously. You build once and connect to everything. An AI agent powered by MCP can pull live occupancy data from your PMS, cross-reference it with open maintenance tickets in your ticketing portal, check utility consumption patterns in a separate system, and surface actionable insights in one query.

Here's what makes this significant: until now, every user on your systems has been human. MCP introduces a new kind of user, the AI agent. Just like you onboard a team member with the right access and permissions, MCP lets you onboard AI as a system user that can read, write, and act across your stack. The operators who prepare their systems for this new user today will be the ones best positioned to benefit tomorrow.

For the Student: Anything, Anytime, One Conversation

The benefits of MCP for operators are only half the story. The other half belongs to the resident. Students today communicate through WhatsApp, Instagram, TikTok, and messaging apps. They don't distinguish between personal and transactional conversations. They expect to get things done in the same places they already spend their time. Yet most operators still force them through a booking portal for one thing, a maintenance app for another, a payments platform for a third, and email for everything else. The gap between how students live and how buildings serve them is widening.

MCP-enabled conversational AI closes that gap. A student opens their favourite chat app  and asks: "Is my rent confirmed?" "The heating isn't working, can someone come today?" "Can I book the study room for Thursday?" The AI agent, connected via MCP to every relevant system, handles it end-to-end. It checks the PMS, logs the maintenance ticket, queries the booking system, and responds in the student's language. At 2am if needed. All connected by platforms like a Tenant Operating System.
